Construction Manager.

Encompass is a luxury construction management firm delivering high-end residential and commercial projects, with a focus on quality, attention to detail, and strong collaboration with clients and consultants.

We are seeking an experienced, full-time Construction Manager to lead the successful delivery of high-end construction projects from planning through completion. The successful candidate will oversee project execution, site operations, scheduling, procurement, contracts, cost control, quality, safety, and coordination between clients, consultants, subcontractors, suppliers, and internal teams.

Key Responsibilities
• Manage the delivery of high-end construction projects from planning through completion and handover.
• Oversee project execution, site operations, subcontractor coordination, procurement, scheduling, quality control, and closeout.
• Coordinate with clients, consultants, subcontractors, suppliers, and internal teams to achieve project objectives.
• Develop and manage project schedules, short-term look-ahead plans, and procurement schedules.
• Review drawings, specifications, scopes of work, RFIs, submittals, change orders, and project documentation.
• Manage project budgets, cost tracking, cash flow forecasts, variations, payment applications, and cost-to-complete reporting.
• Administer construction contracts and manage project closeout requirements.
• Lead procurement planning, subcontractor negotiations, supplier coordination, and long-lead item tracking.
• Implement quality assurance and quality control processes, particularly for high-end finishes and detailed construction work.
• Maintain safe, organized job sites and ensure compliance with health and safety policies.
• Utilize digital construction management tools to manage communication, documentation, reporting, scheduling, and project controls.
• Prepare regular project reports for leadership, including progress, risks, costs, schedule updates, procurement status, and required decisions.
• Identify and resolve project challenges through proactive communication, commercial awareness, and practical problem solving.
• Support the development of improved systems, workflows, and reporting processes across project delivery.

Qualifications
• Third-level education in Engineering, Construction Management, or a related field is required.
• 10+ years of construction industry experience, including management responsibility on high-end residential, commercial, fit-out, or development projects.
• Strong understanding of construction methods, sequencing, building systems, procurement, contracts, and project controls.
• Demonstrated experience managing project budgets, schedules, subcontractors, suppliers, consultants, change orders, and client expectations.
• Proficiency with construction management, scheduling, estimating, and documentation tools such as Microsoft 365, Microsoft Project, Bluebeam, AutoCAD, Buildertrend, or similar platforms.
• Strong leadership, organization, communication, commercial awareness, and problem-solving skills.
• Ability to manage multiple priorities and deliver results within strict deadlines.

Working Hours
Monday to Friday, 7:00am to 5:00pm, 45 hours per week.
Compensation
Salary Range: $80,000 - $100,000 KYD per annum, based on qualifications, knowledge, and experience, plus statutory benefits in accordance with Cayman Islands labor law.
