BlueCap Investments Limited, invites applications from suitably qualified Caymanians or RERC holders for the position of Operations Manager.

BlueCap Investments Limited is a Cayman Islands-based business advisory and management firm providing strategic, commercial, operational, asset management and development management services across the hospitality, residential and real estate sectors.

The Operations Manager will provide senior operational, commercial, asset management and development management support across hospitality, residential, mixed-use and real estate development activities in the Cayman Islands. The position requires extensive international hospitality experience combined with proven experience in large-scale hospitality operations, property management, pre-opening and mobilisation, property development and owner’s representation.

Key Responsibilities:

• Oversee the operational and commercial performance of hospitality, extended-stay, residential and property assets under management.
• Develop and implement operational strategies, annual business plans, budgets, forecasts and performance objectives.
• Monitor revenue, occupancy, ADR, operating costs, profitability and key operational and financial performance indicators.
• Develop and implement revenue management, pricing, sales, distribution and accommodation strategies.
• Provide asset management oversight and identify opportunities to improve operating performance, profitability and long-term asset value.
• Oversee residential rental and property management activities including leasing, maintenance, contractor management and tenant service delivery.
• Act as an Owner’s Representative on hospitality, residential, mixed-use and real estate development projects throughout feasibility, design, procurement, construction, commissioning, pre-opening and operational handover.
• Coordinate property development activities across the full development lifecycle, including development planning, design management, consultant coordination, budgeting, procurement, value engineering, construction interface, programme monitoring and handover.
• Manage multidisciplinary professional teams including architects, structural and MEP engineers, quantity surveyors, project managers, contractors and specialist consultants.
• Review development budgets, project costs, designs, capital expenditure and commercial proposals from an ownership and operational perspective.
• Lead or support the pre-opening, mobilisation, opening and stabilisation of large-scale hospitality and accommodation assets.
• Develop and manage pre-opening budgets, operational readiness plans, systems implementation and opening programmes.
• Review management accounts, operating budgets, forecasts and capital expenditure and provide recommendations to ownership and senior management.
• Prepare and present operational, financial, asset management and development reporting to senior management, owners, investors and Boards.
• Support the evaluation and delivery of new hospitality, property management, asset management and real estate development opportunities.

Qualifications & Experience, Candidates must possess:

• Master’s and Bachelor's degree in Business, Entrepreneurship, Hospitality Management, Real Estate, Property Development, Finance or closely related discipline, together with a relevant Bachelor’s degree.
• Minimum 10 to 15 years’ progressive international hospitality and real estate experience across multiple geographic markets or jurisdictions.
• Minimum 5 years’ senior management experience with responsibility for operational, financial and commercial performance.
• Proven management experience involving large-scale hospitality, extended-stay or mixed-use accommodation assets comprising 250+ bedrooms/keys.
• Proven experience in the pre-opening, mobilisation, opening and stabilisation of large-scale hospitality or accommodation assets comprising 250+ bedrooms/keys.
• Demonstrable experience acting as an Owner’s Representative and/or Development/Asset Manager on major hospitality, residential or mixed-use real estate development projects.
• Proven experience across the full property development lifecycle, including development planning, design management, budgeting, procurement, construction interface, commissioning and operational handover.
• Experience managing multidisciplinary teams including architects, engineers, quantity surveyors, project managers and contractors.
• Experience across short-term hospitality and longer-term residential, corporate or extended-stay accommodation.
• Strong financial and commercial experience including budgeting, forecasting, revenue management, capital expenditure planning and analysis of management accounts.
• Experience reporting to senior management, owners, investors and Boards.
• Extensive experience with Property Management Systems, Revenue Management Systems, booking/distribution platforms and cloud-based operational technology.
• Advanced Microsoft Excel, PowerPoint and Word skills.

Candidates must demonstrate strong commercial and financial judgement, leadership, analytical and project management capability and the ability to manage multiple operational assets and development projects concurrently.

Remuneration & Benefits:
• Salary Range: CI$110,000 – CI$140,000 per annum, commensurate with qualifications and experience.
• Pension & Health Insurance: Employer contributions in accordance with Cayman Islands requirements.
• Hours: 195 hours per month. Must be available to work evenings, weekends and public holidays as operational and project requirements dictate.
• Work Arrangement: Fully office/on-site based. Remote working is not available.
