Commercial Property Sales, Leasing and Valuation Associate.

International Realty Group is seeking a full-time Commercial Property Sales, Leasing and Valuation Associate.

As a leader in the Cayman Commercial Property Market, we are looking for a Sales, Leasing and Valuation Associate who is proactive, detail-oriented, entrepreneurial and capable of managing multiple projects effectively.

The successful candidate will perform a variety of professional commercial real estate functions, including commercial property sales and leasing, acquisitions and disposals, landlord and tenant representation, commercial property valuation analysis, market research and property advisory services. Responsibilities will include coordinating detailed market studies and comparable analyses, providing opinions of value, developing and implementing leasing strategies, negotiating sales and leasing transactions, preparing transactional documentation, and providing relocation and advisory assistance to commercial tenants and businesses.

This is a senior position and requires extensive experience in the sales and leasing of office, retail, industrial and all other commercial properties as well as multi-let assets. Experience with both landlord and tenant representation is essential as well as a strong understanding of commercial lease structure, estimated rental values, investment fundamentals and the impact of rental performance on underlying and residual asset values. This candidate will be responsible for assisting with due diligence in transactions as well as performing detailed market research on supply/demand fundamentals, economic trends, comparable sales, vacancies and occupancy levels and rental rates.

To help expand our commercial portfolio, the ideal candidate will have the ability to build strong client relationships and provide strategic advice around long term solutions for both single or multi-occupier properties, acting on both the Landlord and Tenant representation sides of transactions. An understanding of structural and building systems would be beneficial. The successful candidate should be able to provide expert consultancy advice on property, construction and, ideally, environmentally related issues. Experience working with international and global real estate service providers is preferred, given IRG’s established relationships with and representation of international real estate partners across Cayman Island and Caribbean markets.

Applicants must have:
• Bachelor’s Degree in a real estate-related field together with RICS Chartered Surveyor qualifications or similar qualifications in the commercial real estate and/or real estate valuation field.
• Minimum of 10 years in commercial real estate including commercial property sales and leasing, acquisitions and disposals, landlord and tenant representation, property valuation analysis and commercial property advisory services.
• Ability to implement leasing strategies for commercial spaces ranging from under 1,000 sq ft to 10,000+ sq ft across all asset classes.
• Significant experience undertaking and/or supporting commercial property valuations, appraisals, rental-value assessments and comparable market analysis.
• Ability to negotiate equitable real estate contract terms and conditions.
• Proven track record of successful transactions and implementing leasing knowledge to bring best value in investment transactions.
• Strong numerical and analytical skills, including the ability to analyze rental values, comparable transactions, yields, investment performance and commercial property market data.
• Established network of professional relationships within the international commercial real estate sector, including experience working with global real estate service providers, institutional clients, investors and/or corporate occupiers
• Experience working with sophisticated commercial clients providing market demographic studies, portfolio recommendations and financial analyses.
• Experience with social media marketing.
• Experience working with CRM’s and property databases
• Proficiency in MS Office including advanced proficiency in Excel, Word and PowerPoint
• Strong written and verbal communication skills

Salaries and benefits:
On offer is industry competitive commission-based remuneration package and on target earnings in the range of CI$ 2,500 to $ 3,000 per month depending on qualifications, knowledge and experience as well as normal statutory, pensions and health insurance benefits working 40 hours per week.
