The Property Manager will oversee day-to-day operations for residential rental properties, ensuring high standards of maintenance, tenant satisfaction, and efficient property management. Key responsibilities include:
• Performing routine repairs on appliances, plumbing, electrical systems, and other maintenance issues.
• Cleaning and maintaining air conditioning (AC) units on a periodic schedule.
• Measuring water usage, preparing water assessment amounts, and handling related billing.
• Monitoring rent payments, following up on late payments, invoicing late fees, and maintaining accurate financial records.
• Conducting move-out inspections at the end of leases: documenting deficiencies against inventory lists, noting damages, and coordinating repairs.
• Preparing units for new occupants, including repairs, cleaning, and readiness checks.
• Performing move-in inventories with new tenants and providing orientation on property features and policies.
• Responding promptly to all resident queries, complaints, and service requests.
• Coordinating with contractors or vendors when specialized work is required.
• Maintaining property records, inventories, and compliance with relevant regulations.
Minimum Education and Experience Requirements:
• A post-secondary qualification in a technical field (such as engineering, electronics, facilities management, building maintenance, or a related discipline) is required.
• At least 3 years of hands-on experience in property maintenance, facilities management, or a technical trade role with direct contact with clients/tenants.
• Proven ability to diagnose and repair household appliances, electrical systems, plumbing, and HVAC equipment.
• Strong organizational and customer service skills, with experience managing tenant relations and administrative tasks (e.g., billing, record-keeping).
• Proficiency in basic computer applications (email, spreadsheets) is essential. Must be able to draft contracts using templates provided.
• A valid Cayman Islands driver's license and access to reliable transportation.
Candidates with a technical or engineering background who can apply problem-solving and hands-on technical knowledge to property maintenance will be highly regarded.
Spanish speaking is preferred as several tenants are native Spanish speakers.
Standard 40 hours per week (Monday to Friday), with flexibility required for evenings, weekends, and emergencies as needed to address tenant or property issues. This is a managerial role, dealing with emergencies will not accrue extra hours that will be payable only in the event the total of 40 hours is exceeded in a pay period.
